The US Pending Home Sales Index was up on May 2011 (88.8) over April 2011 (82.1) with a 8.2% increase in the month over month comparison. This was also the first time that the Index was up over the previous years results since April 2010. The Pending Home Sales Index for May 2011 was the strongest month over month increase since November 2010 and the Index has now been up in seven of the last eleven months. This continued absorption of housing inventory will also result in price stabilization.

The real estate market has been impeded by tight loan underwriting standards for borrowers seeking a home loan. The housing industry is being held back by the current high unemployment rates. The buyers who have been part of this real estate turn around have taken advantage of an above average housing inventory at greatly reduced prices and using record low interest rates for financing the purchase of their dream home.

The median price of existing houses sold in Florida is now $135,500 and the median price of a existing condos sold in Florida is now $98,200.
